Concrete work on north Texas expansive clay

Grapevine sits on the Eagle Ford and Austin Chalk geological belt — the most expansive clay soil profile in the DFW metroplex. The clay swells when wet and shrinks when dry, which means every concrete element on a residential or commercial lot is fighting seasonal movement. Driveways crack, slabs lift, retaining walls bow, and improperly placed foundations heave or settle within five years.

Our crews spec every job around the soil it sits on. For driveways and patios we use 4-inch slabs minimum, #4 rebar on 16-inch centers, and a 4-inch compacted sub-base of select fill or crushed limestone. Control joints are saw-cut within 24 hours of placement, not tooled in. For foundations we work with the engineer on post-tension when warranted and double-mat #4 reinforcement on conventional slabs. DFW summer pours and hail-season repairs

From June through September, north Texas surface temperatures regularly exceed 110°F. Concrete poured into that heat sets faster than the mix designer planned for — water evaporates from the surface before hydration completes, leaving a weak, dusty top layer that scales within a year. We pour early-morning, use retarders in the mix when temperatures are forecast above 95°F, and apply curing compound immediately after finishing. Skipping any of those three steps is the single most common reason a DFW driveway looks tired three summers in.

April through June is hail season. Single-panel garage door dents, dimpled patio surfaces, and cracked pool decks are common claims we handle. Many of these don't require full replacement — color-matched panel swap or a stamped overlay can restore the surface for a fraction of tear-out cost. We work with most major insurance carriers on documentation and scope-of-work reports.

Permitting across Grapevine, Southlake, Colleyville, and Keller

Every north Texas municipality has its own permit pathway. Grapevine requires permits for new driveway approaches, any work that touches the right-of-way, and most patio installations over 200 sq ft. Southlake's residential review takes 7–10 business days. Colleyville has tighter setback enforcement than its neighbors. Keller's drainage review is more involved than most.
